I'm planning a small commercial build out near the waterfront and I keep seeing SiteOne mentioned in local contractor circles. I'm trying to gauge their reputation for reliability and adherence to timelines. Specifically, I'm wondering about their process for initial site assessments and if they handle permitting coordination well. Has anyone used them for a project similar in scope to mine? Any detailed feedback on their communication or cost transparency would be greatly appreciated before I move forward with a quote.

We used them for a small retail build last year. They were solid, but definitely budget your time for permitting coordination. It took longer than they initially estimated.

I had a nightmare experience with them. Communication was terrible, and they kept missing deadlines. I recommend getting at least three quotes and checking references specifically for waterfront projects.

Has anyone dealt with them on a multi-phase build? My concern is the handover process between phases. We had issues with SiteOne's subcontractors not coordinating properly, leading to significant delays and unexpected change orders. I found a local general contractor who was much more organized and transparent with their billing structure.

They just pointed out obvious issues and didn't offer deep structural analysis, which is critical for waterfront builds due to soil composition concerns. You need specialized geotechnical reports, not just a walk-through.

Cost transparency is key. Make sure you get a detailed breakdown of labor vs. materials vs. permits. Don't accept a lump sum estimate until you've seen the scope of work itemized.

I used them for a similar scope. They were okay, but their permitting coordination was slow. I had to hire a separate consultant just to manage the city filings, which cost extra time and money. Be prepared for that.
