I recently finished construction on my new home through KOD Homes, and I wanted to share my initial feedback with the community. Overall, the process was manageable, but I have some concerns about the finishing details. Specifically, the joinery work in the master bathroom feels much lower quality than what I expected from their portfolio. Has anyone else noticed issues with the electrical wiring or the window seals? I'm worried about long-term maintenance costs based on what I've seen so far. Any advice on getting a second opinion on the structural integrity would be greatly appreciated.

I had a really good experience with them, honestly. The joinery was solid, and the window seals seem perfect. Maybe it's just a bad batch of materials on your end?

Be careful about relying only on initial impressions. It's always best to get a thorough, independent inspection before signing off on any major build. Ask for a structural engineer's review, even if they push back.

The electrical wiring was a nightmare. They used outdated junction boxes and the panel looked like it was installed by a novice. I spent a fortune correcting it myself.

Window seals are a huge concern in this climate. I recommend getting a second opinion on the thermal efficiency ratings. Don't just trust the builder's word on that.

Seriously, get a professional opinion on the structural integrity. Don't wait until something fails. It's worth the upfront cost for peace of mind.

I'm glad you brought up the joinery. My kitchen cabinets felt flimsy, and the hardware was cheap. I had to upgrade everything myself to make the house feel finished.

Replying to the structural integrity point: I found that KOD Homes often cuts corners on the subfloor preparation. It's not just the visible finishes, it's the foundation prep that matters most for long-term stability. Be prepared for costly remediation down the line if you don't test it thoroughly.

Short answer: Check your warranty details immediately. They often exclude specific types of workmanship issues, which can be a huge trap.

I agree with the joinery concern. It felt very rushed. Also, the electrical outlets were placed oddly, making everything look unprofessional and hard to use. I wish I had known better.

Don't sweat the initial details too much. Sometimes, the first few months of settling are just normal. Wait six months, then call an HVAC specialist to check the seals and wiring. That usually gives a clearer picture of the long-term performance.
